What Does a Professional Home Inspection Cover?

This checklist is based on our actual inspection protocol used by InspectMyHouse engineers. A professional inspection goes beyond what the naked eye can see — we use moisture meters, socket testers, laser area measures and thermal cameras to verify what this checklist only scratches the surface of.

1. Structural & Civil Inspection

Walls

No visible cracks in walls (horizontal, vertical, diagonal)
Wall plaster – no hollow sound when tapped
Walls plumb (perfectly vertical)
No bulging or uneven wall surfaces
No seepage stains on any wall surface
Corner angles are 90° (check with set square)

Floors

Floor tiles – no chips or cracks
Hollow tiles: tap to check for loose adhesion
Floor level – no noticeable slope (except bathrooms)
Grout lines – uniform, no missing grout
Threshold strips between rooms – properly fitted
Skirting tiles – properly bonded, no gaps

Ceilings

No cracks or discolouration on ceiling
Ceiling flat and even – no sagging or bulging
No water stain marks or seepage patches
POP / gypsum work – properly finished, no cracks

2. Doors & Windows

Doors

Main door – opens, closes and locks smoothly
Door frame – no gaps between frame and wall
All bedroom/bathroom doors fit flush in frame
No warping or swelling in wooden doors
Door stoppers / rubber buffers present
All door hinges properly tightened
Locks and latches function correctly
Peephole in main door present and clear

Windows

All window frames properly fixed – no wobble
Window glass – no chips, cracks or scratches
Window sliding/opening mechanism works smoothly
Mosquito mesh present and intact
Window-wall joint properly sealed / no gap
Grills properly welded and painted (no rust)

3. Electrical System Inspection

All power sockets: live, neutral, earth present
No reverse polarity in any socket
ELCB trips correctly when tested
MCBs in DB board properly labelled
All light switches functioning
Fan points – wiring and earthing correct
AC power points: voltage and earthing verified
Geyser point: ELCB protected and earthed
Doorbell functioning
TV/cable/data points functional
No exposed wiring anywhere in flat
All switch plates properly mounted, no gaps

4. Plumbing & Water Supply Inspection

All taps: adequate water flow and pressure
No dripping taps or leaking joints
All drain outlets: drains within 20 seconds
Bathroom floor slope: drains towards drain point
WC flush: fills and flushes properly
WC: no water trickling sound after flush
Shower / hand shower: proper flow
Kitchen sink: taps and drain work correctly
Under-sink space: no water stains or leaks
No seepage around pipe entries through walls
Overhead tank / sump connection accessible
Water meter: accessible and functioning

5. Dampness & Waterproofing Inspection

Bathroom walls: no staining, bubbling paint
Under bathroom floor: no seepage to flat below
Kitchen walls near sink: dry, no moisture
Balcony: floor and wall junction waterproofed
Terrace (if top floor): no seepage through slab
Common wall with neighbour: no moisture
Window frames: no water entry marks around edges
External-facing walls: no efflorescence (salt deposits)

6. Finishes, Paint & Woodwork

Paint: uniform coverage, no streaks or patches
Paint: no peeling, bubbling or cracking
Wall-ceiling junction: clean, straight edges
Bathroom tile grout: complete, no missing grout
Caulking around fittings: neat and water-tight
Kitchen cabinets: doors open/close smoothly
Kitchen cabinet hinges: no wobble or loose screws
Wardrobe (if provided): doors slide/open properly
Loft shutters: properly hung, open freely
All hardware (handles, locks): properly installed

7. Balcony, Terrace & External

Balcony railing: firmly fixed, no wobble
Balcony railing height: meets safety standards (≥ 1m)
Balcony floor: slopes toward drain, no waterlogging
Balcony drain: not blocked
Parapet walls: no cracks, properly plastered
External facade at your flat: no cracks or staining

8. Carpet Area Measurement (RERA)

Measure carpet area of each bedroom
Measure living room / dining area
Measure kitchen area
Measure all bathrooms / toilets
Measure balcony / utility area
Total actual carpet area vs. sale agreement carpet area
Discrepancy > 3% – eligible for refund under RERA
Document measurements with photos and laser readings
